The village of Sowerby
The village of Sowerby links with Thirsk, but retains its own identity and is set in the heart of 'Herriot Country', the gateway to the Yorkshire Dales National Park to the west and the North Yorkshire Moors National Park to the east. Thirsk is also the Darrowby of the late 'James Herriot' (Alf Wight), famous vet and author.
On Front Street, which is the main road through the village, an avenue lined with trees, is an old timbered house and the historical village church, and over Cod Beck at the southern end is an old packhorse bridge.
Local facilities include a reputable public house and a nursing home. There are several schools in Sowerby -Thirsk School on Topcliffe Road, and also a primary school. The village is within easy access of the A1, A19/A168 for commuting both north to Teesside and south to York.
Previously a successful children's nursey, for a total of 18 spaces with ages up to 5 years old, the building has also been used for a small shop serving the ever growing Sowerby area.
The building offers an ideal opportunity for those who wish to peruse a career with the comfort of owning the freehold of the building, eliminating rent.
Should clients wish to have a change of use, then the local council- North Yorkshire must be spoken to prior to entering into any negotiations as tis freehold sale will not be incumbered by any planning permissions or indeed change of use.
On entry, the building is primarily open plan which allows itself to become quite flexible to the purchasers requirements. The main room does have a smaller, open plan room, which was used for a teaching area though can be simply closed off creating a small office.
In addition, there is a modern fitted kitchen and also a small office area. There are also two individual toilet facilities.
With windows to two elevations in the building, there is also door which opens to the rear and secure courtyard offering an outside space.
